First Floor Corridor Industrial Flooring Case Study, Essex

Introduction

A new business centre in Essex was approaching completion when it became clear that the first floor corridors and circulation areas needed a higher quality finish to match the rest of the building. Elgood Industrial Flooring was appointed to design and install an industrial floor system to 130 m² of corridors, providing a smart, durable and easy-to-clean finish that would cope with daily foot traffic while enhancing the overall presentation of the development.

Background

The corridors link office suites and shared facilities throughout the first floor and act as the main routes for staff and visitors. The existing grano concrete sub-floor had been painted during construction, but the finish did not offer the appearance, longevity or robustness required for a modern business centre.

With over 125 years of experience in manufacturing and installing industrial flooring across the UK, Elgood Industrial Flooring was brought in to deliver a British-manufactured solution that would upgrade both performance and aesthetics in these key circulation spaces.

The Challenge

The project objectives were clear:

  • Remove the existing paint from the grano concrete sub-floor and prepare it correctly for a new industrial floor system

  • Achieve a seamless, professional-looking finish suitable for commercial office corridors and shared areas

  • Provide a tough, low-maintenance floor capable of withstanding regular foot traffic and routine cleaning

  • Use products with strong environmental credentials, in line with current expectations for new-build business centres

  • Complete the installation to a tight programme so the building could be handed over on time

The Solution

Elgood Industrial Flooring specified and installed a solvent free epoxy system designed for both durability and presentation.

  • Mechanical preparation
    The painted grano concrete was mechanically prepared using vacuum-contained diamond grinding. This removed the old coating and produced a clean, textured surface to ensure a strong bond with the new epoxy system.

  • Moisture-resistant epoxy primer
    A low viscosity, moisture-resistant, solvent free epoxy primer was applied to seal the prepared substrate, stabilise the surface and promote long-term adhesion of the topping.

  • 3 mm Elgood Universal Solvent Free Epoxy Flow Coat
    Elgood then installed a 3 mm Elgood Universal Solvent Free Epoxy Flow Coat. This created a smooth, seamless industrial floor with excellent wear resistance, good chemical resistance and an attractive, uniform appearance suitable for front-of-house corridors.

  • BREEAM-aligned VOC performance
    Both the primer and flow coat have passed BREEAM VOC testing to an “exemplary” standard, supporting the environmental performance of the building and giving the client added reassurance over product selection.

The works were carefully programmed so that preparation could be carried out over a weekend and the installation completed in time for the centre’s opening, avoiding delays to the overall build schedule. All tasks were handled by Elgood’s own small, full-time in-house installation team, providing consistent workmanship and a single point of responsibility.
